Commercial Core Law Class

The Florida Legislature passes and amends real estate laws and rules each year. Many of these changes can be daunting and overwhelming. Commercial Core Law will assist Realtors® by focusing on changes to state and federal real estate license law, highlighting both laws and rules. The course will give a brief overview of commercial transactions vs. residential; discuss commercial real estate agreements; and discuss legal issues unique to commercial transactions.

Advanced Lease Anaylsis for Commercial Real Estate

Advanced Lease Analysis for Commercial Real Estate provides the commercial real estate practitioner with practical and financial analysis skills needed to evaluate a lease transaction. The attendee will learn how to value leases, determine the cost to occupy space and evaluate a lease buyout. Using the case study approach, we will evaluate leases from the perspective of the landlord and from the tenant. In addition, we will look at lease buyout scenarios. This course is designed for the experienced commercial real estate practitioner. Upon successful completion of this course you will be able to: · How to evaluate lease terms and their impact to the cash flows. · Value a lease from the owner’s perspective. · Explore different cost approaches from a tenant’s perspectives. · Evaluate the cost to occupancy leased space from the tenant’s perspective. · Evaluate a lease buyout. Prerequisites: Knowledge of compounding, discounting and NPV. An understanding of capitalization rates and IRR. Commercial Real Estate Negotiations

Learn and apply the CCIM Interest-based Negotiations Model to your most challenging transactions. Learn new, proven strategies to client acceptance that will get you out of the "high/low game" and other tactics that can derail a successful transaction. Interest-based negotiation is a 3-step process that brings discipline to your negotiation strategies. It involves identifying: What parties are involved in the negotiation, and what are they seeking? What can we do to get the other parties what they need, so that we can get what we want? What happens if there is no agreement? Course Objectives Through an interactive case study format and role play, you will learn to: • Satisfy the interests of parties involved in the negotiation (without sacrificing yours) • Develop strategies for identifying and addressing challenges in a principled, transparent manner • Maintain a collaborative approach to negotiations • Effectively communicate the consequences of not reaching an agreement This workshop satisfies the Institute's 8-hour negotiation education requirement in earning the CCIM designation.

CI103: USER DECISION ANALYSIS FOR COMMERCIAL INVESTMENT REAL EST

CI 103: Linking a company's enterprise-level goals with their real estate strategy is key to offering the right space solution. Whether an investor, operator, or a broker, it's important to approach real estate problems from the perspective of the user/occupant. In CI 103, you'll learn such advanced skills as how to perform a comparative lease analysis between competing assets, analyze a sale-leaseback to help a client generate capital from their owned real estate, and advise a client on a lease vs. purchase decision to facilitate an expansion. Incorporating the CCIM Decision-Making Model and the CCIM Communications/Negotiations Model, CI 103 explores new concepts regarding user discount rate selection, such as using multiple rates for some occupancy decisions based on the perception of risk related to the various occupancy cash flows. This course will teach you how to: apply key occupancy decision-making skills such as comparative lease analysis, lease vs. purchase analysis, lease buyout analysis, and sale-leaseback analysis to optimize user space decisions; determine how the financial reporting requirements for real estate influence user decisions; and integrate negotiation skills with financial analysis skills to maximize user outcomes.
